Property cards for flats in Maharashtra

The Maharashtra government has decided to issue a property card containing the necessary details about the property including amenity space, carpet area, and bank loan status. With this, the government is aiming at creating a database of flats, commercial complexes and buildings in the State, which would help in checking fraudulent transactions.
In a recent development, the State government will issue a supplementary property card to the owners, which will have vital details such as amenity space, carpet area and the bank loan information along with the 7/12 extracts.
To keep a track on illegal transactions, the State government has recently cleared new vertical property rules to compile a database of all the commercial complexes, buildings, and flats across the State.
At present, the State has around 56 lakh owners with a property card in urban areas. In rural areas, the State government has around 2.5 crore 7/12 extracts with details of the horizontal properties.
S Chokalingam, Director, Land Records, has welcomed the move stating that the vertical property rules, cleared by the State cabinet, will help create property records for all flats. This may be the first-of-its-kind initiative in the country.
With the implementation of the new property card scheme, the cases of a single property being sold to multiple people will be reduced.
The Commissionerate had requested the State government to formulate the Maharashtra Land Revenue Record of Rights, and Registers for Apartments and Buildings rules under the Maharashtra Land Revenue Code, (MLRC)1 966.
According to the officials, no government department maintains the ownership records of vertical constructions as ownership has to be proved through a series of documents
